Selective Appraisal Services ("we," "us," "our") provides residential real estate appraisal services in Maricopa, Pima, Pinal, and Gila Counties, Arizona. This policy explains what information we collect through selectiveappraisals.com (the "Site"), how we use it, and the choices you have.

2. Information We Collect

Information you give us. When you submit a quote request, order form, or contact us directly, we may collect:

Full name, email address, and phone number

Property address and property type

Type and purpose of the appraisal (for example, divorce, estate, tax appeal)

Intended use and intended users of the report

Date of death (for date-of-death appraisals)

Preferred inspection date, due date, and access contact details

Any details you include in your message

Information collected automatically. Like most websites, the Site may collect technical data such as IP address, browser type, device type, pages viewed, and referring website, through cookies and similar technologies.

Information from other sources. To complete an appraisal we collect property data from public records, multiple listing services, and other market data sources. This is separate from information collected through the Site.

3. How We Use Your Information

We use your information to:

Respond to quote requests and confirm appraisal orders

Prepare engagement letters and schedule property inspections

Perform the appraisal and deliver the report

Communicate with you about your order, including updates and delivery

Send invoices and process payment

Send newsletters, blog updates, and other marketing emails, where you have asked for them or where the law allows

Improve the Site and our services

Meet legal, professional, and regulatory obligations

4. Confidentiality of Appraisal Assignments

Appraisers are bound by the Uniform Standards of Professional Appraisal Practice (USPAP), which include confidentiality requirements. We do not disclose confidential assignment information or appraisal results to anyone other than the client, parties the client authorizes, or as required by law, legal process, or professional peer review.

5. How We Share Information

We do not sell your personal information. We may share it with:

Service providers that help us run our business, such as website hosting, form handling, customer relationship management, email, text messaging, scheduling, and payment tools.

Your authorized parties, such as your attorney, lender, or executor, when you ask us to or when they are named as intended users of the report.

Authorities, when required by law, subpoena, or court order, or to protect our legal rights.

A successor, if our business is sold or merged.

6. Text Messages and Calls

By submitting a form on the Site, you agree that we may contact you by phone or email about your appraisal request.

Marketing emails. We may also send newsletters, blog updates, and promotional emails. Every marketing email includes an unsubscribe link, and you can also opt out at any time by emailing [email protected] or calling (480) 789-0344. We will honor opt-out requests promptly, and no later than 10 business days. Opting out of marketing emails does not stop emails about an appraisal you have ordered, such as scheduling, invoices, and report delivery. Our marketing emails identify us as the sender and include our business mailing address, 7702 E Doubletree Ranch Rd #315, Scottsdale, Arizona 85258.

Text messages. If you check the text message consent box on our forms, you agree to receive text messages from Selective Appraisal Services about your appraisal request, including quotes, scheduling, and order updates. Message frequency varies. Message and data rates may apply. Reply STOP at any time to opt out. Reply HELP for help, or call (480) 789-0344. Consent to receive text messages is not a condition of purchasing our services or receiving a quote. Wireless carriers are not liable for delayed or undelivered messages.

We do not sell or share mobile opt-in information or phone numbers collected for text messaging with third parties or affiliates for their marketing or promotional purposes. Text messaging opt-in data and consent are not shared with any third parties.

7. Cookies and Tracking

We use cookies to keep the Site working and, if enabled, to understand how visitors use it. You can block or delete cookies in your browser settings. Blocking some cookies may affect how the Site works.

8. Data Retention

We keep appraisal files and related records for as long as USPAP and Arizona regulations require, and otherwise only as long as needed for the purposes in this policy.

We use reasonable administrative, technical, and physical safeguards to protect your information. No method of transmission or storage is completely secure, so we cannot guarantee absolute security. Please do not send Social Security numbers, bank details, or other highly sensitive data through the Site's forms.

Residents of some states have additional legal rights. If you believe those rights apply to you, contact us and we will respond as the law requires. Appraisal workfile records may be exempt from deletion because of legal and professional record-keeping duties.

11. Children's Privacy

The Site is not directed to children under 13, and we do not knowingly collect their personal information.

We may update this policy from time to time. The "Last updated" date above shows when it was last revised. Continued use of the Site after changes means you accept the updated policy.
